Aedge's $7.5m Freehold Buy: A Buyer's Note

Published

Aedge Group, through its subsidiary IPF Investments, has bought a freehold corner commercial and institution-zoned terraced property at 2 Westerhout Road, in the Geylang-Eunos precinct, District 14, for $7.5 million. The 297.4 sq m (3,201 sq ft) site was disclosed in a bourse filing dated 12 October 2026. The purchase is Aedge's fourth property acquisition and its first commercial asset, marking a step beyond the holdings the group had built up until this filing.

Poh Soon Keng, Aedge's executive chairman and chief executive, said freehold commercial properties "of this kind are rare." That framing is worth sitting with for anyone shopping for freehold commercial space anywhere in Singapore, not just in Geylang-Eunos, because it points to a supply problem that does not change much from one precinct to the next.

For a buyer, the Westerhout Road deal is a small-ticket, single-site transaction: one corner plot, one freehold title, bought outright by a company expanding its own holdings rather than a developer assembling units for resale. A corner, institution-zoned terraced property also tends to allow more flexible use than a mid-block unit, which is part of why Aedge may have been drawn to this particular site over a plainer mid-block option nearby, since a corner frontage on two streets usually carries more signage and more walk-in visibility for whatever business eventually occupies it. It is a reminder of how limited freehold commercial stock remains across the island, and of how differently that scarcity prices depending on precinct, site size and zoning.

Why Freehold Scarcity Matters for a CECIL PLACE Buyer

That same scarcity is the backdrop for a buyer looking at CECIL PLACE at 137 Cecil Street. Where Westerhout Road is a single corner site changing hands whole, Cecil Place offers 30 individual freehold strata units, sized from about 1,750 to 3,900 sq ft, across 15 storeys plus a roof terrace, in the CBD Growth Corridor of District 1. A buyer can take the same freehold ownership that made the Geylang-Eunos deal notable, but at a strata-sized ticket and with a floor plate already built and ready, rather than taking on an entire site outright and waiting on approvals.

Designed by DP Architects and developed by Cecil Pte. Ltd., Cecil Place is targeting BCA Green Mark Platinum or GoldPLUS certification across its roughly 10,304 sqm of commercial space, with two strata units on each of its 15 floors. Telok Ayer MRT is about a 4-minute walk from Cecil Place and Tanjong Pagar MRT about 6 minutes, and units have continued to sell, with the site showing one sold on 15 April 2026. More on the address and its connections is on the location page, and the Sales Concierge can be reached through the contact page for current unit availability. Cecil Place also sets aside a roof terrace shared across the building, a feature a single corner terraced plot the size of the Westerhout Road site could never fit alongside its ground-floor use, and one more reason the scarcity Poh Soon Keng described plays out differently once a building is tall enough to carry strata offices, retail and F&B on separate floors rather than packing every use onto one small footprint.
